Dubai Maritime City: Where It Is, What Is Built and What Living There Is Like

Dubai Maritime City is a peninsula between Port Rashid and Dubai Drydocks World. It is part of DP World, and its official site calls it the first purpose-built centre for the maritime industry, commerce and trade. It is a working maritime zone, and a September 2026 vlog by METAPHYSICS on YouTube describes a residential side still under construction, so it is not a finished neighbourhood. This guide separates what exists today from what is still a project, so you know what to expect before you rent or buy.

What Dubai Maritime City is and who runs it

The official Dubai Maritime City site says the city is spread over 249 hectares. It sits on the coast between Port Rashid and Dubai Drydocks World, and it states that it is part of DP World.

Residential land is a separate question. The YouTube channel Prime Estates said in December 2025 that Beyond, the master developer under Omniyat Group, owns nearly 90% of the residential land. That is the presenter's claim.

If you came to set up a maritime business instead, the official page says business licence registration is managed by Jebel Ali Free Zone (Jafza). Start on the official set-up page. The rest of this guide is for people who want to live or buy here.

What is built today and what is still a project

The YouTube channel METAPHYSICS, in a vlog from September 2026, described two sections in Maritime City: one residential and one industrial. On that visit it saw the Chelsea Residences site still at the foundation stage and many other projects under construction. That is one visitor's account, not a construction report.

The industrial side is the working part of the zone: its official site lists infrastructure that includes shiplifts, workshops, warehouses, shops, showrooms and offices. It also lists 66+ dry and wet berths for ship repair.

The official home page advertises 280+ registered businesses in Dubai Maritime City, so expect working business and port activity in the zone.

Here is how to read a project you are shown:

1. Find the current construction stage of the exact building, not the master plan.
2. Separate what has been handed over from what is still being built.
3. Visit the site and look at what surrounds the building.

On the visit above, METAPHYSICS saw Chelsea Residences at the foundation stage and many other projects under construction. Whether any homes are already finished isn't something we could confirm.

Nothing we found says which types of home Maritime City offers. In a waterfront area of towers, apartments are the usual type, but that isn't confirmed for Maritime City. Check with the developer which unit types a given building includes and what stage it is at. Prices change by building too, and the Dubai Land Department is the place to check registered sales.

Living next to a working port

The zone is maritime and industrial. Expect port and shipyard activity nearby, and expect construction while the residential side is still filling in.

Views of shipyards are a fair concern. Prime Estates, on YouTube, said the residential zone is separated from the industrial side, but that is the presenter's view, not a verified fact. Noise depends on the building, so judge it on site: visit at different times of day, look at which way your balcony faces, and ask where the nearest industrial activity is.

For daily life, plan around an area that is still filling in. Nothing we found lists restaurants, gyms, shops or a public beach in Maritime City, so treat anything shown as planned as not yet built.

Dubai Maritime City is a maritime business zone, and its official page says business licences are registered through Jebel Ali Free Zone (Jafza). That applies to companies, not to people renting or buying a home. The terms of a home you rent or buy depend on the building and its developer.

Is Maritime City the same as Mina Rashid or Port Rashid?

No. Maritime City is part of DP World and sits between Port Rashid and Dubai Drydocks World. Mina Rashid is a separate project, announced in 2019 as a joint venture between Emaar and P&O Marinas, a DP World subsidiary, in Bur Dubai and stretching into Deira. That was 2019 news, so check where it stands today.
