Dubai Land Residence Complex (DLRC) is a residential project inside the Dubai Land district, along Emirates Road (E611) and Dubai–Al Ain Road (E66). Gulf News describes it as freehold. This guide covers how it works day to day, how you get around, and what to check before you rent or buy.

Where DLRC is

DLRC sits in the Dubai Land district, in the inland south-east of Dubai. You reach it from Emirates Road and the Dubai–Al Ain Road. Dubai Silicon Oasis and Academic City are next to it.

Because it is inland, it is not a beach or waterfront community. Expect a car-oriented suburb, not a walkable city centre.

We don't have verified drive times to Downtown, Business Bay, the airport or JLT, and we won't guess them: they change a lot with the hour and with where you start. The only time we can source is to Global Village, about 10 minutes by car according to the SPI | Dubai Real Estate presenter. From DLRC you reach Downtown, Business Bay, the airport and JLT by road, mainly via Emirates Road and Dubai–Al Ain Road. Rush-hour traffic changes the trip a lot, so do the drive yourself at the hour you would commute.

What DLRC is

DLRC is a residential project within Dubailand. It is a freehold project that complements Dubailand's entertainment and leisure landscape. Our sources don't name a developer or owner for the complex as a whole. In a district like this, buildings can have different developers and building managers, so ask for both for any unit you are considering.

Living in DLRC

DLRC is a suburban, apartment-based community. That shapes daily life:

  • More suburban than central Dubai, with fewer attractions on your doorstep. It tends to suit people who want an apartment away from the busy centre and have a car.
  • Construction nearby is possible. Ask how much is still being built around the building you visit, and at what hours.
  • Quality varies by building. Look at the state of the lobby, lifts, pool and corridors, and ask who manages the building.

Mohamed Mostafa, on YouTube, drove through and says he saw a school, a clinic, a mosque and a community centre with fast-food outlets inside the community. SPI | Dubai Real Estate, presented by a resident of eight years, says the community has two big mosques, restaurants, shops, cafes and a pharmacy.

How life changes from building to building

Two apartments in the same community can give you very different days. A few things to compare when you visit:

  • Where the building sits. A building close to the shops and cafes the creators describe may make small errands easy. One further out may mean a drive for everything.
  • Facilities. Pool, gym, parking and how the lifts are kept can differ a lot between buildings.
  • Floor and view. Lower floors may hear more street noise than higher ones.

DLRC compared with neighbouring areas

Dubai Silicon Oasis and Academic City are next to DLRC. Dubai Sports City and Jumeirah Village Circle are other inland communities you may put on the same shortlist. Compare them on the things that differ for you:

  • the commute to your workplace or school at the hour you travel;
  • the type and age of the buildings;
  • the service charges and cooling fees of the specific building;
  • how close the daily essentials are.

Academic City next door

Academic City, next to DLRC, is known as Dubai's university district. If you study or work there, DLRC can be a practical base, so check each university's own site for its location and work out the commute from the building you are considering.

Daily life: shops, food and services

The two creators above place a pharmacy, cafes, shops and fast-food outlets inside the community. Businesses open and close, so check that the ones you rely on are still trading before you sign a lease. For anything bigger, check what is on site and what is a drive away.

Getting around without a car

There is no metro station at DLRC today. The Dubai Metro Blue Line is a plan, not a service running now. Gulf News reports it is expected to link DLRC to Dubai Silicon Oasis, Academic City, Dubai Festival City, Dubai Creek Harbour, Business Bay and Dubai International Airport.

On the timing, Gulf News reported in December 2024 that the RTA announced the Blue Line would start operating on 9 September 2029. The line is 30 km long, with 15.5 km underground and 14.5 km above ground. The first station's foundation stone was laid on 9 June 2025.

Check the RTA's journey planner for the bus routes that run today, and plan on having a car or relying on taxis and ride-hailing until you have seen them. Our guide to getting around Dubai explains the options.

Schools and nurseries

The Aquila School is in the Dubailand Residence Complex area (Wadi Al Safa 5). On its own website it describes an enriched British curriculum adapted to the UAE context. Mohamed Mostafa also mentions a school inside the community.

The KHDA, Dubai's education regulator, publishes school ratings, so use it to compare other schools. Check fees, curriculum and the school run from your building.

Healthcare

Mohamed Mostafa saw a clinic inside the community, and the SPI presenter mentions a pharmacy. Before you choose a unit, check which clinics and hospitals your insurance covers and how long the drive is.

Leisure and green spaces

The SPI presenter calls Global Village one of the biggest highlights nearby and says it is about 10 minutes away by car. The park describes itself as bringing entertainment, shopping, dining and attractions from around the world to Dubai. Check its official site for season dates and ticket prices.

Mohamed Mostafa puts green area at about 40% of the community. That is his estimate, not an official figure, so walk the parks yourself to see which are finished.

For a big shopping trip, expect to drive to a mall rather than walk to one.

Renting in DLRC

Costs to expect beyond the rent

Ask about these before you sign, in writing:

  • Service charges. Owners pay these for the upkeep of common areas. They are set per building, so two apartments with similar prices can carry different charges.
  • Chiller (district cooling) fees. Some buildings use a central cooling plant and bill for it. Ask whether the fee is included in the rent, whether it has a fixed charge plus usage, and who pays it.
  • Utilities. Electricity and water are billed by DEWA, Dubai's utility.

The amounts depend on the building. If a figure matters to your budget, ask for last year's bill.
